Construction Debris
Your construction debris & demolition debris must be removed from the park. This includes any construction materials removed from your home, garage, shed or decks. The dumpster is for construction debris and is for managements use only. It should never be used for household garbage. Please do not use the dumpster without permission from Joe or Loretta.

Metal Pile
Tenants may dispose of metal items onto the metal pile provided the item is mostly made of metal.

Snow Removal
Park management is only responsible for road maintenance. We will always do our best to keep the roads clear of snow and sanded. There are no restrictions on whom you decide to use for snow removal on your lot. You may use anyone you like to clear your driveway, walkways & decks. Below is a list of contractors who currently plow in the park. Please contact them directly.

Road Snow Removal  
Park roads will be kept plowed at all times. The park entrance, roads & intersections will be sanded as needed. Please avoid using the park roads during a storm unless absolutely necessary so that we can keep roads clear for emergency vehicles. We recommend backing your vehicle into your driveway. Parking your vehicle facing outward will make it easier for you to drive out in deep snow. Of course driveway snow removal is not included in the lot rent.

CN Brown Discount for Park Residents
CN Brown has promised residents of the park a discount, provided the majority of the residents use them for heating oil or kerosene. Please call 207-487-2793 for the particulars.

Park is Now an Over 55 Community
The legal status of the park was changed in 2016 to an Over 55 Community. Any residents that were younger than 55 years of age at that time may remain in the park. If you have any questions on how these rules apply to you, please call Loretta at 207-754-6888.    

Annual Park Cookout 
Our Annual Park Cookout is a big success thanks to all of the park volunteers and of course the Detroit Fire Department. Special thanks to Gary & BJ Frosch, Steve & Mary Laplant, Carolyn Henry, Lisa Robinson, Sheila & Joe Haley, Melanie Bubar, Pauline & David Saucier, Linda Ashton, Jan & Brian Lakota. In addition we wish to thank everyone who attends for bringing the many delicious dishes. Please contact Loretta at 207-754-688 to volunteer for the next cook out!.    

Lot Rent Increase
Lot rent has been increased by $20 to $345 as of March 1st, 2023.   

Yearly Community Yard Sales
The Community Yard Sales are held in June and sometimes in September as well. Everyone in the Newport / Palmyra area looks forward to this event, so please participate if you are able.    

Roads Posted in Early Spring
In order to preserve our newly paved roads, heavy loads will now be restricted in the park during Spring thaw which is usually during the month of April. Mild late-winter weather may prompt us to restrict heavy traffic as early as mid March. But whether we post the roads or not please do not arrange for oil deliveries or any other heavy traffic during the 4 weeks of April.

Autumn Clean Up
Leaves

Leaves should be dumped onto the burn pile unless you do not have a way to transport them. Please remember to empty your garbage bags & take them with you. DO NOT leave plastic garbage bags at the burn pile.  If you do not have a way to transport your leaves we will pick them up for you, but only if you put the leaves in garbage bags or construction bags.
Brush
We will pick up brush if you arrange your piles properly so that Joe can get under them with the forks of his skid steer. In other words, arrange the branches so that they are parallel to each other and facing in the same direction. Each pile should be parallel to the road so Joe can get under them with the forks of his skid steer .

Please Do Not Speed ! ! !
It is your responsibility to make your visitors obey all park rules including our 15 MPH speed limit.

Burn Pile
The burn pile is not a landfill or a dump. Only brush, grass clippings, & leaves may be placed onto the burn pile (please remove plastic bags). Tires, mattresses, painted furniture, pressure treated wood, old decks, demolition & construction debris is NOT allowed.
